Panäche - The Uber Highland Estate

The project is designed, based on International private resort concept^#. Its comprises of branded^* luxurious, fully furnished private mountain villas and a luxury Resort & SPA, managed by one of the largest luxury hotel chain of India with nearly a hundred properties, that has redefined the face of Indian Hospitality in the last three decades.

Mountain Villas: 24-30 months from date of formal agreement. Mountain Estates [with Plots] : registration of plot shall be handed over within 6 months from date of agreement but the possession of Villas shall be in 24 to 30 months.

There are 28 Fully furnished Branded* Mountain Villas and each villa is built on a foot print of admeasuring between 200 - 400 sq. meters of land.

Estate Homes comes with Plots admeasuring between 1000 sq. meters and 3100 sq. meters of land. The plots sizes varies subject to topographic adjustments.
The plots admeasuring between 1000 sq. meters and 1500 sq. meters comes with a villa admeasuring 4300 sq. ft. carpet area.
The Plots admeasuring between 1500 sq. meters and 3100 sq. meters comes with a villa admeasuring 5550 sq. ft. carpet area. All Estate Homes are fully furnished.
Each Estate Home is on two level, with open decks.

Panäche is based on International private resort concept and shall be managed by a one of the largest luxury hotel chain brand with options to lease back the Villas and Estate Home to Resort Management to reap steady returns.

The property shall have features like Heated Pool, SPA, Gym, Observatory, Stable, Tennis, Badminton, Gaming Room, Shooting Range, Adventure Sports, etc.

The property shall be managed and maintained by resort management for a fixed fee.

The property shall be a gated with advance electronic surveillance and 100% power backup.

The villa owners have the option to enter into a Residential Management Rental Programme with the resort and allow their villa to part of the holiday program of the resort and earn from the programme.

If you have opted to enter the Residential Management Rental Programme, as the villa owner you will be allowed sixty days usage per calendar year, subject to black out dates, if any.

There are no guaranteed returns, and are subject to the number of days of occupancy of the villa.

All the villas and estate homes are freehold.

Yes, the facade of the villas are consistent and based on the design specification of the company.

Although the layouts are based on the pre-approved floor plans. Some minor customization may be possible.

Mountain Villas
The carpet area of the villas areas of the villas range from 2300 sq ft to 5550 sq ft. This is includes wall massing and pillar. There is no common areas loading on the villas.

Estate Homes
The plot area of the Estate Homes is based on actual area, subject minor adjustments based on the topography and contour of the land.There is no common areas loading on the plots and villas.

Estate Homes/Villas:

The additional charges applicable are:

• IFMS
• Maintenance charges
• Stamp Govt + Any other Government duties, Electrical and water connection Charges as applicable.

The Resort Management shall be maintaining the entire projects including the common areas and all the facilities of the villas, resort and SPA, except for the interiors of the villas.
